Shed kit prices can differ significantly because each kit is unique. When you purchase a kit, the cost typically covers the steel parts that are delivered to your doorstep, all set for you to assemble. However, this price doesn't account for the building costs, concrete slab, site preparation, local council approval fees, or delivery to remote locations.
Think of a kit as the foundation of your project, understanding that the shed kit price is only part of the overall price that goes into building a shed. We have provided some rough, baseline pricing guidance on shed kits, however, this is purely to be used as a guide and is not inclusive of any of the build phases (including site prep). As one of Australia's most recognised shed builders, we can and do carry out the full shed build process for customers, but this is something that needs to be quoted on separately, as there are a number of variables that will shape the cost of a shed. The final cost will vary depending on factors like the size of your project, the design elements you choose, the finishes you prefer, and the specific requirements of your site before construction begins.

Each kit includes everything you need to get started: Australian steel framing, wall and roof sheeting, fasteners, flashings, and engineering drawings required for council approval. It also comes with anchors, door hardware, and any additional features you've chosen for your design.
However, some costs are not covered in the kit price. These include the concrete slab, site preparation, delivery to certain regional areas, council application fees, and labour costs if you opt for professional installation. These elements are quoted separately, tailored to your specific needs and location.
There are many elements that push the kit price either way. Be it a small storage building or a larger one located in a remote area, every single kit from Fair Dinkum Builds is designed with the place where it will be erected in mind. Here are the main factors that move the number on your quote.
A bigger kit requires more materials to build, which may increase the cost of construction. A 6 x 4 kit may be less expensive compared to a 12 x 9 kit. It is also important to remember that height is an equally important factor.
Our shed kits give the option of shed roof pitches across; 5 degrees, 11 degrees, 15 degrees, 22 degrees, 30 degrees, 45 degrees, step skillion, eave overhands, lean to side walls. When you add roller doors, personal access doors, sliding doors, windows, or additional openings to a kit, the shed kit price increases. If you choose a basic kit that includes just one roller door, you'll spend less than on a kit packed with various entry points. If you're considering two-storey kits, expect the cost to rise even more.
The wind rating that your kit needs to be able to withstand is based on your geographical location. Areas such as coastal regions will require more robust engineering, which increases the cost of the kit. COLORBOND® steel comes in a wide range of colours, and some are priced as standard while others sit in a premium tier. You can browse the full range of COLORBOND® sheds to see which colours are available. Mixing two or more colours across walls, roof, and trims may also adjust the price.
Insulation isn't standard on most kits, so adding it bumps the price. Same goes for ventilation, skylights, awnings, mezzanine framing, and lean-tos. Each extra is priced individually.
Freight is part of the equation. Kits delivered to metropolitan areas are usually cheaper to ship than those heading to remote or rural sites. The further the truck has to travel, the more you'll pay for delivery.

Yes. The kits are designed for self-installation and come with engineering drawings and instructions.However, we highly recommend that you get these installed professionally, and this is something we help with in most cases. The majority of Fair Dinkum Builds customers opt for the full build (which costs more than the shed kit price).
Council approval depends on the structure you're putting up rather than who installs it. Even if you're buying the kit and doing the work yourself, you'll likely still need approval depending on the size, height, location, and intended use of your shed. Check with your local council before ordering. Alternatively, this is something we include as part of the build process (if you opt to go ahead with more than just the kit).
